Q: When is the best time to sell a home?

A: The answer to this depends on your circumstances, needs and the conditions of the local market. If you're trying to time the market, it could cost you. I can meet with you to discuss your needs. 

Q: How is a home's value determined?

A: I will meet with you at your home and I will do a walkthrough. I will then do a Comparative Market Analysis (CMA) where I find recently sold homes nearby with similar square footage, bedrooms, and bathrooms, then I use those sale prices to determine your home's market value. This way you have a more educated idea of how much you want to ask for your home.

A CMA is FREE and is the first thing that I will do. Online estimates and assessed tax value do not determine market price — only real buyer behavior does. Beware of online portal sites that give automatic values (AVMs). These companies have not been in your home and have not spoken to you about improvements that you have made to the home to determine the value.

Q: How should I prepare my home for sale?

A: Decluttering, painting, cleaning carpet and getting rid of dust and cobwebs are usually basic necessities. Mowing lawns, cutting trees back, weeding gardens, etc. can also be important. The perception of a clean home is one that's well taken care of. After I see your home, I can make suggestions on anything that could be a potential issue when selling your home. 

Q: I inherited the home and need help cleaning it out. Do you know anyone?

A: Yes I have plenty of different kinds of helpers who can help to organize and/or clean out the home to help get it sold.

Q: What do you do to get my home sold?

A: Depending on your needs, I can sell your home on or off market. I have the ability to do both. When we meet to discuss your needs, I will go over my marketing plan with you and what I do to get it SOLD.

Q: How do you get paid?

A: I charge a commission for my services. My commission is negotiable and I don't get paid unless your home sells.

Q: What are my closing costs?

A: Typically the balance of your mortgage, water/sewer usage, property tax balance (if applicable) and the real estate attorney's fee.
